This house is a two bedroom new build that was never completed, although most of the difficult work has been done, it still needs some plastering, floors laying and new windows/doors fitted, it also needs to be wired and plumbed by the professionals. After that completion is just a matter of painting, tiling and picking out bathroom suite and kitchen.

The property consists of a long hallway, two bedrooms, bathroom, kitchen with open fireplace and lounge, there is also a large attic room that will be easy to convert into a fantastic open plan bedroom.

All the interior walls have been built, the roof is new and obviously in excellent condition, rough floors have been laid throughout the house plus the kitchen and one of the bedrooms have finished concrete floors and 1st coat rendered walls. The ceilings are wood beam throughout and the attic room has a wooden floor. Inlaid conduit for wiring of lights and sockets has been mostly completed. There are lockable windows and doors fitted.

To finish the property, the following work will be required - new doors and windows throughout, lay concrete floors through two thirds of the property, plaster brick walls, lay floor tiles and paint throughout, install bathroom suite and kitchen, wiring and plumbing, finish-render and paint exterior. In addition a simple attic conversion will require interior boarding and insulation of the roof, varnishing of wooden floor and installation of a staircase, there is already a small access room of suitable size for this purpose.

The house is situated on a corner plot with a large garden and fruit trees in a small village called Ervideira, only 5 minutes drive or a half hour walk into Vila Nova de Poiares, a pretty town with two banks, supermarket, numerous shops and cafes, a medical centre and a weekly market every Monday morning, a little further out of town there is also a Go-Kart track and bowling alley with nightclub. This town is increasingly popular with UK expats because of it’s proximity to Coimbra (only 20 minutes along a scenic road) and therefore easy accessibility to the airports at Porto (1hr by train from Coimbra) and Lisbon (2hrs) Coimbra also has a wide range of shops, restaurants, shopping malls and cinemas, there is also the famous University, football stadium and a large hospital.
